Design Package

Floor Plans with Elevations and Renders

The floor plans for your chosen Eaves model, with additional detail sheets based on your chosen optional content. This includes dimensional details, material call outs, room and patio configurations. 2D dimensional elevations and 3D renders are provided for all finished building facades to allow your contractor to quickly understand door and window features. This package of plans is required in most municipalities.

Typical cost: $10,500

Structural Framing Drawings

Structural drawings showing all framing details are provided which allow for a builder or framing contractor to quickly assemble exterior walls, interior walls, with references to material specifications and assembly methods. The structural package reduces labor and project management costs for the builder, which are translated cost savings that pass through to the total home price.

Typical cost: $6,500

MEP Drawings

Detailed drawings for mechanical, electrical and plumbing are provided for your contractor to quickly receive bids from professional trades. Eaves value engineered MEP systems to keep costs extremely low for materials and labor. Best practices were followed to realize labor efficiencies on total quoted installations.

Installation Drawings

Drawings are provided for all installed fixtures including kitchen layouts, cabinetry, appliances, roof systems, carpentry features and other optional content.

Landscaping Design Drawings

Drawings are provided for landscaping, which can vary based on zone and environmental conditions.

Typical cost: $3,000

Bill of Materials

A comprehensive Bill of Materials (BOM) is provided with every Eaves home design package. This BOM is used by builders or sourcing the materials directly from a recommended building supply store.

Plot Configuration CAD

In the event your lot needs to be surveyed and your municipality requires a plot plan, CAD is provided for any civil engineering firm to quickly generate plot configurations with grading details based on the topography and layout of your specific lot. By providing the CAD, your civil engineering costs if required are reduced.

Comprehensive access to build support documentation and videos, which outline recommendations and best practices within every step of the planning and build process. The content is structured for different scenarios including turnkey builds, DIY general contracting, and project oversight. Eaves has a knowledge base organized by process step to address common questions and build scenarios.

Home Automation Design and Technology Setup Instructions

Documents are provided for your chosen contractor to install and setup all installation components for Eaves home automation via HomeKit, Matter or . This includes lighting, security, climate, connectivity and networking designs.

Cost Optimization

Eaves paid close attention to optimizing total home costs through engineering, material design and value engineering principles to keep construction and build costs as low as possible given the high end aesthetic qualities of an Eaves home. Many rounds of architectural design and structural optimizations were carried out to reduce as-built costs without compromising design and quality.

WINDOWS & DOORS

Buy windows, doors and glass systems direct from Eaves

Window and door systems for each of the Eaves models can either be bought from national manufacturers like Pella or Marvin, or can be bought from Eaves directly. Eaves manufactures doors and windows, with a distribution point in California to easy transit to US jobsites. Doors, window and glass system packages are available for the following homes:

FOUNDATION 1150

An obtainable modern dwelling for home, play or rent.

Slab or Basement, We'll Support It.

The primary application of Foundation is a design that incorporates an insulated slab. Radiant heat is an option, but if you prefer a basement in colder climates with deeper frost lines, the Foundation models can be built upon poured concrete walls.
