Select your Eaves home model and purchase design package

Choose Eaves Model

Choose your Eaves model and purchase the corresponding design package. The Eaves design package will give you everything you need to start the process with instant downloads of all of the required construction drawings and access to the knowledge base.

Lot Selection

Evaluate lot options based on Eaves research in the knowledge base or meet with a realtor in your area. We share a number of online resources and tools to help you in your search. For buyers that plan to finance their Eaves home, the approximate lot costs should be kept in mind as the lot costs are part of the overall finance package.

Optional: Pre-quality for your Eaves loan

Get Prequalified

Evaluate offers from Eaves lending partners including JP Morgan Chase, 5/3 Bank, and Wells Fargo, in addition to considering your own local banks and credit unions. You will use the pre-qualification later to close your loan once you have a builder contracted.

Evaluate Lending Options

Consider all lending options in order to choose the best combination of construction loans and mortgages. We provide material to help you understand what to look for from a lender.

Select your builder

Shortlist Qualified Contractors

Through the help of Eaves contractor research tools, find builders or contractors in your preferred building area. Create a shortlist of builders and contractors to submit the Eaves plans to.

Send plans for bid

Your Eaves plans can be bid to any licensed building contractor. Eaves plans include everything a builder needs to quote and build the entire project, including a detailed bill of material on all required construction materials. Eaves homes can also be built without the need of a contractor should you choose.

Finalize Contractor(s)

You will finalize your contractor(s) at this point in time, with recommendations on contract review and negotiation from the Eaves knowledge base.

Obtain approvals and permits

Submit plans to municipalities

With the help of Eaves and your contractor(s), you will have your Eaves plans submitted to the appropriate municipality for review and approval. If you have chosen a builder which serves as a general contractor, they will pull the building permits for your build.

Finalize approvals and receive permits

Assuming you are in compliance with local ordinances and relevant building codes, you or your builder would obtain permits to commence construction.

Order materials

Provide BOM (take-offs) to building supply partners

Materials are ordered based on the provided build guides and bill of materials (BOM) based on your specific Eaves model and options. This is typically handled by your chosen contractor. We partner with national building supply chains and manufacturers to make material sourcing quick and efficient. This is typically financed as part of your construction loan.

Order materials

Your contractor will typically manage the materials ordering process. Order materials taking note of any long-lead items. Windows, doors, trusses and cabinets can tend to have the longest lead times, but are reasonable if planned well in this process with the help of Eaves documentation.

Prepare site and build foundation

Estimated Time: 4-6 Weeks

Prepare site

Under the direction of your contractor, a local excavation company will prepare and grade your site. The local gas, water electric and sewer service providers will be contacted at this time. Eaves supplies foundation drawings which can be completed by a builder or local concrete contractor specific to your installation area. Electrical and Plumbing underground will be completed at this time before the slab and foundation is poured.

Build foundation

Assuming you are in compliance with local ordinances and relevant building codes, you or your builder would obtain permits to commence construction.

Shell construction

Estimated Time: 2-4 Weeks

Shell assembly

Your contractor(s) will build and assemble the shell of your Eaves home. Typically it will take 1-2 weeks to build the shell which will include framing modules, windows and doors, siding and roofing. The shell will be dried in after this process.

Rough inspections

Typically, your contractor(s) will move for rough inspections as the shell is nearing completion. This allows for a smooth finishing process with the proper municipal approvals.

Trades & finishing

Estimated Time: 6-8 Weeks

Trades

Once the shell is completed, HVAC, electrical and plumbing will be completed before scheduling a rough framing inspection from your local building department. Upon approval, your wall finishes, paint and drywall will be completed. Interior furnishings are brought in when ready. Home technology and automation is installed.

Finish carpentry

Assuming you are in compliance with local ordinances and relevant building codes, you or your builder would obtain permits to commence construction.

Occupy & enjoy

Total Time from Permit Issuance (Approximate): 12-18 Weeks

Receive COO

Once final building inspections are performed, you are then ready to occupy and enjoy your new Eaves home with a final (or temporary) certificate of occupancy.

Finish interior to your liking

This is the last and most fulfilling step to making the Eaves home yours. While we do provide interior design concepts and recommendations with fixtures and furniture, your house can be move-in-ready with your final personal selections and design touches.
